Getting There
Directions to Rosavia
- Leaving the airport, follow green signs toward Roma / the boulevard with flags, then take the first exit toward Civitavecchia & Fregine (E80–A12).
- Pay the first toll (≈€2.40), continue north on A12 (becomes SS1) toward Grosseto, pay a second toll (≈€2.40) and a third (≈€0.70).
- Follow signs to Grosseto — square white mile markers run down the center median.
- After the Grosseto sign, watch for Hotel Vulci on the right and a sign to Manciano. Turn there.
- At 9 km, turn left at the sign to Manciano. At 22 km you'll see the town on the hillside to your left.
- Turn left at the Manciano & Saturnia sign. At the roundabout entering town, follow the brown “Saturnia” sign. At the second roundabout, follow Saturnia again — you're now on Strada Scansanese for about 3.8 km (twisty road, let tailgaters pass).
- Watch on the right for a white “Poderi di Montemerano” sign, then “Poderi di Sopra.”
- Turn right onto that road, follow it to the end at the side of a church, and turn right again. Pass the “Manciano” sign (don't turn) and continue past the houses.
- Just before the house, look left for an open field with the hill town of Montemerano in the distance. The house is on the right — bright green shutters & door, a large rosebush by the door. Pull into the parking pad and go up the granite steps to the iron door.
- From Milan: south on A1/E35, then A15/E33 toward La Spezia, then south on A12/E80 (becomes SS1/E80 past Livorno). Continue past Grosseto and follow the steps below.
- From Florence: south on SS2 toward Siena, then south on SS223/E78 toward Grosseto.
- From Grosseto: south on SS1/E80, exit at Albinia (E74), follow signs to Manciano. Go 16 km, turn left at the Manciano sign, then continue ~20 km on a curvy road until you see the Manciano city limit sign.
- Continue to the Ewa Point gas station on your left. Just past it, at the roundabout, follow the brown sign to Saturnia. At the second roundabout, follow Saturnia again — you're now on Strada Scansanese for about 3.8 km (twisty road).
- Watch on the right for “Poderi di Montemerano,” then “Poderi di Sopra.”

- Check-in is after 2:00 PM on arrival day; check-out is by 10:00 AM on departure day. Call ahead if leaving early so the owner knows the home is empty.
- Nearest grocery is the COOP, just past the second roundabout in Manciano (parking underneath). For loose produce: bag it, find the bin number on the scale, print the ticket, stick it on the bag.
- Nearest restaurant is Frankinos Garage — outdoor seating, specialty grilled meats.
